Longboat Key Seawalls Can Now Reach 6 Feet NAVD 1988
Longboat Key updated its shoreline-construction rules in 2024 to increase the maximum elevation for qualifying repaired or replacement seawalls.
Under the current rule, seawall construction height for repair or replacement of existing seawalls within an existing subdivision or developed area may not exceed 6 feet NAVD 1988, inclusive of the seawall cap.
This is a maximum permitted elevation—not a statement that every seawall must be exactly 6 feet high.
The appropriate elevation still needs to account for engineering, existing conditions, adjacent property elevations, drainage and the approved permit design.
Raising the Seawall Can Trigger Drainage Requirements
Increasing a seawall elevation can affect how water moves across the property and toward adjoining lots.
Longboat Key’s current seawall rule states that when a seawall-height increase proposes to modify the preconstruction grade landward of the seawall by more than six inches, the applicant must submit a drainage plan demonstrating that the work will not create adverse stormwater-runoff impacts on immediately adjacent properties.
That means a higher seawall can become more than a marine-wall project. The upland grade transition and drainage design may also need to be resolved.
A 6-Foot Seawall Is Not Automatically the Right Seawall
The Town increased the maximum allowed height to give property owners more flexibility for long-term resilience.
That does not mean the best approach is automatically to raise every replacement wall to the maximum.
